Bartlett's Landing
Bartlett's Landing is a small piece of town conservation land on the east bank of the Concord River at 56 Morgan Road, in the Riverhurst neighborhood of South Billerica. It is about an acre, Lots 11 and 12 of the 1921 Plan of Riverhurst, and gives the public a place to reach the river: the Wild and Scenic River Stewardship Council describes it as "public access to the Concord River in Billerica", with space for launching boats, parking and wading. It has a picnic table, a small parking area, a sign and, since 2022, an interpretive panel about the river. It was the site of the Riverhurst Boathouse.
The land was part of the riverside farm of the Bacon family, which Oliver Bacon deeded in 1829 to his brother George as "the homestead farm where the said George now lives", about 60 acres between the Concord road and the river, with "an Island in Concord River opposite the said homestead called Jug Island." George Bacon sold it in 1835 to Thomas Eames, whose guardian sold it at auction in 1846 to Elijah B. Hill, who sold "the Thomas Eames place" the same year to Isaac Roby. In 1874 Francis A. Wheeler, who had bought Roby's homestead, sold its western 40 acres, running to the river, to Sarah E. Hosmer, wife of Dr. Charles E. Hosmer, and in 1900 the Hosmers sold the 40 acres to Jacob F. Hobbs of Arlington. Hobbs's other heirs released it in 1902 to Rolland A. Hobbs. Rolland and Frances W. Hobbs let parts of the land on leases to tenants who kept camps there, one of them "the camp known as Riverhurst", and the land had a ball field and a boat house; the roadways on the tract led, in the words of the 1915 deeds, "to the boat house" and "to the ball field."
After Rolland A. Hobbs's death his executrix sold the 40 acres on March 20, 1915 to Nathan H. Daniels of Bedford, who the same day deeded them to Fred B. Bartlett, A. Mabel Bartlett and Claude B. Bartlett of Bedford, subject to the leases; Frances W. Hobbs released her own interest to the Bartletts that day, keeping for herself the personal articles "in the camp known as Riverhurst." Claude B. Bartlett released his third to Fred and Mabel in 1920. In January 1921 Whitman and Howard, civil engineers of Boston, drew the Bartletts' land as the "Plan of Riverhurst" (Plan Book 38, Plan 85), with a row of large lots on the river along Bartlett Road, now Morgan Road. The boat house is drawn on Lot 12, the largest of them, 34,270 square feet at the bend of the river; Lot 11, of 12,330 square feet, lies beside it.
On May 27, 1924 Fred B. and A. Mabel Bartlett sold Lots 11, 12 and 132 "with the Buildings thereon" to Robert J. Beals and Edward H. Hosford of Malden as trustees of the Riverhurst Associates, a trust whose members were Beals, Hosford and William G. Parker, to hold, manage, lease or sell. The trustees sold the lots in 1930 to Charles Bund of Malden, who deeded them the same day to Parker, and they passed in the 1930s through Lena M. Kelly and Albert Dion of Lowell and back to William G. and Mary E. Parker, who sold them in 1941 to Margaret R. Cooke of Wilmington. Miriam J. Hosmer bought them in 1942 and sold Lots 11 and 12 in 1947 to Margaret Amicangioli of Malden, and in 1955 she sold them, still "with the buildings thereon", to Howard R. Utt. A town report of 1941 named Riverhurst, with Nuttings Lake, Queensland and Rio Vista, among the "camping sections" of the town.
Howard R. Utt died in 1973, and in 1974 John Linehan of Bedford conveyed the lots to Agnes A. Utt, who sold them in 1990 to the Riverhurst Realty Trust; in 1995 the trust sold Lots 9 to 12 to the Marshbrook Realty Trust. The annual town meeting of 1996 was asked to spend up to $135,000 to buy "approximately 1 acre of land on Morgan Road known as land on Town Map 76, Parcel 1 to be used for conservation or recreation property", and dismissed the article. The land came to the town instead as a gift. John F. Mixon Jr., trustee of the Marshbrook Realty Trust, deeded Lots 11 and 12, about 46,600 square feet bounded "Northwesterly and northerly by the Concord River", to the town under Chapter 40, Section 8C of the General Laws, "to be managed and controlled by the Conservation Commission of the Town of Billerica for the promotion and development of natural resources and for the protection of the watershed resources of said Town." The deed was recorded on January 4, 1999.
The name Bartlett's Landing appears in the town report for 2003, when two Eagle Scout projects at "the Bartlett's Landing Conservation Land, which is on Morgan Road bordering the Concord River" added landscaping, a picnic table, a small off-street parking area and a sign. During Riverfest in June 2022 the Sudbury, Assabet and Concord Wild and Scenic River Stewardship Council unveiled an interpretive panel at the landing.
